Out of interest, what's the average cost for a loft conversion in a standard 3-bedroomed terraced house, adding an additional staircase in the process and a possible dormer window? And does adding the staircase mean you lose the smaller of the three bedrooms?

Also, what would it cost to do a cheaper conversion by adding a secure floor and couple of windows?

I'm doing loads of work on my house at the moment - total rewire, new windows, bathroom, kitchen, etc, and with 4 kids wondered if it was worth doing a loft conversion or just selling up and finding somewhere bigger.
